What Is A New Home Phase Inspections?

Also known as new construction inspection or just phase inspection, they are important to be sure that your builders fulfills the contact you have entered into together. New home phase inspections or phase inspections take place over a period of time while the home is being built and usually involves three inspections.

  1. The first inspection should be conducted prior to your concrete being poured (Pre-pour Phase Inspection)
  2. The second inspection takes place prior to the interior walls and insulation being installed (Framing Phase Inspection)
  3. The final inspection takes place after the home is complete, usually around the time of your initial “Blue tape” walk-through (Final Phase Inspection).

New Home Phase Inspections include the following:

  • Evaluate the physical condition: of the structure, construction and mechanical systems
  • Identify items that should be repaired or replaced
  • Recommend qualified professionals to inspect or repair

Buyers of new homes want to ensure their safety and investment are protected by inspecting the home in phases. While inspecting the home  in different building phases the inspector can better determine if proper current standards and materials are used. A normal  home inspection at the end of the house construction cannot cut holes in finished walls making it nearly impossible to inspect the home  properly.

A Typical Final New House Phase Inspection Includes:

  • Roof, vent, flashings, and trim
  • Gutters and downspouts
  • Skylight, chimney, and other roof penetrations
  • Decks, step, porches, walkways, and railings
  • Driveways, patios, and sidewalks
  • Grading and drainage around home
  • Basement, foundation, and crawlspaces
  • Water penetration and foundation movement
  • Insulation and heating systems and thermostats
  • Cooling systems and HVR
  • Windows and doors
  • Main water shutoff valves

My Promise to You

pre-listing inspections edmontonChoosing the right inspection service provider can be difficult. Unlike most professionals you hire, you probably won’t meet me until your inspection appointment–after you’ve hired. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and pricing. One thing that’s certain is that a thorough inspection requires a lot of work. Ultimately, a quality inspection depends heavily on the individual inspector’s effort. I guarantee that I will give you my very best.
