What Is A New Home Phase Inspections?
Also known as new construction inspection or just phase inspection, they are important to be sure that your builders fulfills the contact you have entered into together. New home phase inspections or phase inspections take place over a period of time while the home is being built and usually involves three inspections.
- The first inspection should be conducted prior to your concrete being poured (Pre-pour Phase Inspection)
- The second inspection takes place prior to the interior walls and insulation being installed (Framing Phase Inspection)
- The final inspection takes place after the home is complete, usually around the time of your initial “Blue tape” walk-through (Final Phase Inspection).
New Home Phase Inspections include the following:
- Evaluate the physical condition: of the structure, construction and mechanical systems
- Identify items that should be repaired or replaced
- Recommend qualified professionals to inspect or repair
